One thing we do whenever we get a new house on our docket is to install brand new weather grade windows. It's one of the many options we have when you choose us to put your house on the market. I've found that installing new windows (if it's not done by the homeowner), is a great way to increase the chance a sale will be made.
I had one incident where the homeowners were not entirely honest about their windows. They had cleaned up used windows and installed them themselves, marked them as new. They had a buyer ready to make a deal when we had a huge rain storm. The home took on a lot of water that ended up damaging the walls. Never trust a DIY'er who is trying to save a buck in a home sale!

@russ_rempel Wow that is terrible! I am not sure why someone would think to do something like this. They ended up losing more money I bet then it would have cost to just repair the windows.
I always recommend updating windows if they are more than 10 years old. Since our climate changes each season, there is a lot of damage and wear happening each year and you don't want possible home buyers turning away over aged/old windows.
